DETROIT INVESTMENT TRENDS Detroit’s economy continues recovering, while the market cap rate has increased by 40 basis points over the past 12 months. With the chance for three rate cuts before year-end, we may see investors being pushed off the sidelines to deploy capital later this year looking for fully leased office properties or in good locations with a pricing/valuation disconnect. Detroit’s economic recovery has gained strength and momentum over the past 12 months, with unemployment in the area at 4.5%. Many area businesses continue operating with hybrid working schedules, typically requiring around three days in the office per week. The persistence of remote working trends could be an indication that worker preferences for having the flexibility to work remotely is a structural change in the workplace environment and will most likely have a lasting impact on how businesses operate in Michigan, with office workers making up the largest grouping of Michigan’s labor force by workplace, at 29%. While the Detroit area is still known as the auto capital of the world, Michigan has been ranked fourth nationwide for high-tech employment. Michigan has organized the state into 20 economic Smart Zones, five of which are in the metro Detroit region. Unpopular Opinion: Rising interest rates = GOOD News! My best advice to buyers right now in this shifting market - Stop shopping for low rates, because they don’t matter. Lenders and Realtors are a critical component of your investing team. Why only shop for the lowest rates when they offer so much more? Read on to see why rates don't matter as much as you think. Relationships are more important than your rates. I know what I am about to say may be unpopular—even controversial. But I believe that my advice on deciding which lenders and real estate agents, you will work with will resonate with many experienced homebuyers and investors. Getting the lowest interest rate on a loan is not as important as you might think it is, particularly when viewed in the context of the velocity of money for investors doing multiple projects. Here are a few observations on the current market: rent price growth is starting to stall, sellers are more willing to give concessions, lowering prices and now buyers are gaining their negotiation power back. You want a Realtor who understands your goals or your business on a gut level. Why? This week we closed the doors to this house and called it our home for the last time. It was so much more than just brick and mortar to us - we made so many lasting memories - Lincoln lost his first tooth here, Gabe read his first words, we cozied up to the fireplace during winter storms, made bonfires at the beach with family and friends, hiked the dunes and combed the beach ⛱ 🏡 As we close the door to this old home, we open our hearts to new adventures 🗺
